Why Mastic Fails

Black mould — the most common reason for replacement. Black discolouration in bathroom sealant is mould growing within the silicone. It cannot be cleaned out — the sealant must be removed and replaced entirely.

Shrinkage and cracking — sealant hardens and shrinks over time, pulling away from the surfaces it seals. Once a gap opens, water penetrates behind tiles and under bath rims.

Lifting and peeling — loss of adhesion at the sealant edge allows water ingress.

Discolouration — yellowing and browning from age, cleaning products and hard water deposits.

Where We Replace Sealant

Bath surrounds — the joint between the bath and wall tiles. The most common mastic replacement request.

Shower enclosures — shower tray to tile joint, enclosure frame to wall and floor joints.

Kitchen worktop to wall joint — the junction between the worktop and upstand or wall tiles.

Floor to wall junctions — in wet rooms and bathrooms with tiled walls and floors.

The Replacement Process

All existing sealant is removed completely — no cutting corners by applying new over old. Surfaces are cleaned and dried. Fresh sealant is applied in a single continuous bead and tooled smooth to a professional finish.
