Cut edge corrosion — rust developing at the cut edges of profiled steel roof sheets and cladding panels — is one of the most common maintenance issues on commercial and industrial buildings. Left untreated, it leads to progressive corrosion, water ingress and ultimately structural failure. Professional treatment addresses the problem and extends the building envelope life significantly.

What Is Cut Edge Corrosion?

Profiled steel roofing and cladding sheets are manufactured with a protective coating (polyester, plastisol or PVDF) on their faces. The cut edges — where the sheets are cut to length — are left uncoated, exposing the raw steel. Over time, moisture attacks these unprotected edges, causing rust to form and spread.

The Treatment Process

Surface preparation — the affected edges are cleaned and all loose rust removed by wire brushing and grinding.
Rust treatment — a specialist rust inhibitor is applied to stabilise any remaining rust and prevent further oxidation.
Edge sealing — a purpose-formulated cut edge sealant is applied to the cut edges, encapsulating the steel and providing a waterproof barrier.
Overcoating — the treated area and surrounding surface is overcoated with an appropriate protective coating.

How Long Does Treatment Last?

A professionally treated cut edge will typically remain sound for 10-15 years. Treatment is significantly less expensive than roof replacement.
