Tiles cracking over underfloor heating systems is a common problem that has two possible causes — one cosmetic and one structural. Understanding which applies to your situation determines the right course of action.
Why Tiles Crack Over UFH
Thermal movement — as the floor heats and cools, the tiles and their adhesive substrate expand and contract. If the installation was not designed to accommodate this movement — specifically if movement joints were not included at doorways and room perimeters — stress builds and the tiles crack.
Inadequate adhesive — underfloor heating requires a flexible tile adhesive rated for UFH. If a standard rigid adhesive was used, the thermal cycling will eventually cause adhesive failure and cracking.
Cosmetic vs Structural Cracking
If tiles are cracking in a consistent pattern along grout lines or at room margins — this is typically thermal movement and the underlying cause needs addressing before repair is attempted.
If an individual tile has cracked from a single impact — this is cosmetic damage and straightforward to repair.

For cosmetic impact cracks on UFH tiles: chip or crack repair as normal.
